Northmarq brokers $15.6M sale of single-tenant industrial property in Illinois

NASHVILLE, Ill. (April 29, 2025) — Northmarq’s Commercial Investment Sales team, led by Colin Couch, Jason Powell, Brian Ritchie and Tyler McCain, successfully brokered the $15.6 million sale of a prime industrial property in Nashville, Illinois.

The 276,887-square-foot facility, located at 18355 Enterprise Avenue, serves as a manufacturing and distribution hub for Antolin Interiors USA, Inc., a global leader in automotive interior solutions.

The tenant and its predecessor in interest have been at the site since 1988 (over 30 years) and have invested over $30 million into heavy manufacturing equipment and upgrades to the site.

Northmarq represented the seller, a private investor, and the buyer was Agracel Inc. based in Effingham, Illinois.

The property is strategically located only 50 miles outside of St. Louis, and less than 2 miles from Interstate 64 (I-64), a critical east-west distribution corridor. The strategic proximity to I-64 gives the tenant efficient and direct highway access to its long-term contracted customer base, including General Motor’s 3.7 million-square-foot Wentzville, Missouri plant.
